In April 2003, Northland formed a joint venture with the owner of a 13-acre parcel of land located in the Boston suburb of Danvers, Massachusetts. Northland’s development team successfully pursued the entitlements on the former driving range utilizing Massachusetts Chapter 40B, which effectively pre-empts local zoning regulation in exchange for providing a 25% affordable housing component.

Northland broke ground on the 258 unit multifamily development in December 2004, opened in September 2005, and completed the project in July 2006. Endicott Green won the 2006 Massachusetts Rental Housing Association's Community of Excellence award and was a 2007 National Association of Home Builders, Pillars of the Industry Award finalist.
