Northland Investment Corporation redeveloped and transformed the defunct, introverted, Civic Center Mall into a dynamic mixed-use development that served as the catalyst for Hartford's revitalization. The project introduced 262 luxury housing units to the central business district something downtown previously lacked converting the nine-to-five office district into a vibrant 24-hour neighborhood.
Construction for this $165 million project began in June 2004 and was completed in September 2006. Hartford 21 includes a 36-story luxury residential tower, 150,000 square feet of retail and office space, 816 parking spaces and 35,000 square feet of public space. In order to finance this landmark development, Northland's development team forged partnerships with the City of Hartford, the State of Connecticut and private institutions resulting in a complex public/private partnership. Hartford 21 has received a number of awards including: 2006 High-Rise Community of the Year from the Connecticut Apartment Association and the 2007 Grand Prize Blue Ribbon Award from the Connecticut Real Estate Exchange.
